Safe Track Risk Management (Safe Track RM) is a nationwide consultancy specialising in property risk and compliance services for SME property managers, duty holders and investors with interests in both commercial and residential real estate.

Founded by Edward Bedingfield, who brings more than 20 years of health and safety expertise, Safe Track RM was established with a clear mission: to provide tailored, senior-level compliance support for SME property managers — a level of support that is often difficult to access through larger consultancies.

The company’s services include fire risk assessments, building safety and compliance reviews, property risk gap analysis, emergency planning and regulatory support for duty holders.

Alongside this, through their digital content arm Safe Track Media, the business delivers advanced inspection and reporting tools including 3D virtual models, drone surveys and thermal imaging, helping clients gain a clearer understanding of building condition and potential compliance risks.

A key focus of Safe Track RM’s work is providing competent support — representing clients during regulatory inspections and guiding them through complex compliance requirements. This is an increasingly important area of the market, where many SME property managers may not have the in-house expertise needed to confidently navigate regulatory scrutiny or enforcement processes.

Safe Track RM is also developing a new compliance management platform and additional digital reporting services, which The CPN members will be among the first set to benefit from these innovations as they are launched.
