We have been in business in Cambridgeshire for nearly 200 years. We make buying, selling and taking professional advice easy, enjoyable and rewarding. We started life as cattle auctioneers back in 1825 and today we have six offices across the region offering advice on commercial and residential property, land, farms, fine art, tractors and steam engines as well as hosting regular auctions for all of these sectors.

Established Cheffins Commercial department in 1998 and currently Joint Managing Partner of the firm. Over 30 years’ experience in the Cambridge and East Anglian property market, specialising in investment, development and corporate consultancy work.

Director
Member of our Rural Professional Department operating from our Ely Office with over 15 years of rural property experience advising both private and institutional clients. Undertakes a wide range of valuations of different property types for secured lending, taxation and expert witness purposes and also advises clients on potential development opportunities and strategic estate management. Edward has an in-depth knowledge of agricultural tenancy law and of the Landlord and Tenant Act 1954.

Ian Kitson MRICS
Director - Property Auctions & Valuations
Ian is a Chartered Surveyor and joined Cheffins in 2012 to work within the Property Auction and Valuation teams. He now heads up both of these teams and is responsible for the day-to-day running of the quarterly property auctions, while continuing to oversee RICS Red Book valuations for residential properties.
Ian specialises in undertaking auction appraisals for all types of property throughout East Anglia. He is also an RICS Registered Valuer and has significant experience in the valuation of residential assets in the Cambridgeshire, Essex and Suffolk areas, for a variety of purposes including Taxation, Disposal and Expert Witness.
Ian enjoys working for a wide range of auction clients, including Local Authorities, Developers, REITs, as well as private individuals, and he regularly provides valuation and acquisition advice to a number of Cambridge Colleges.
Ian has been a key figure in the establishment of the Commercial Property Network national auctions, of which Cheffins is a member firm and the official auction provider.
Sam Harding
Director - Land, Planning, Development & New Homes
Sam joined Cheffins in 2023. Prior to joining the firm he spent nearly 10 years at a national housebuilder working on a range of schemes in and around Essex and Cambridge before progressing into London, acquiring an extensive knowledge of planning & development and housebuilding and sales.
Sam adds value for clients at all stages of the development cycle. From enhancing the value of land through planning, to shaping the design of a planning approval to suit the target demographic for maximum appeal. He advises developers on internal layout and specification to enhance saleability of the finished product, subsequently maximising the end value of each property when they come to market with the New Homes team.
Sam is also our residential development appraisal specialist and can quickly and accurately review clients' existing appraisals or create new ones to consider the scheme's potential returns and value.
Sam studied Business Management at Oxford Brookes and has completed numerous RICS courses including; Property Development Strategies, Planning & Development and Development Appraisals, Features and Analysis.
Darren Hill, MA, MRICS

A Chartered Surveyor with significant experience in both the commercial property sector and the local business community following roles at Mott MacDonald and as Economic Development Officer at East Cambridgeshire District Council. He focuses on management, landlord & tenant and building consultancy.
